Deal screening for Spanish property
For small residential developers and buyers of whole buildings to refurbish. DealScreener reads auctions and bank-owned listings, values each one the way a developer would, and gives a GO / WATCH / PASS with an Attractiveness score, a Confidence rating and an honest list of what's still unknown.
Sample report
Built from the screener's own output on 15 Oct 2026: 11 of the 488 live deals and lots in the feed fit this brief, and these are the top six. None is a GO yet: each still has an unknown that caps it at WATCH. Anonymised: no addresses or listing links. Attractiveness is the 0–100 screening score; Confidence is how complete the data is. Scores are screening estimates, not validated valuations.

If you buy land with a licence in sight, or whole buildings to reform and sell or rent, you already know where most of your time goes: opening listings and auction edicts that were never going to work. DealScreener does that first pass.
How it works
Asset type, places, budget, minimum size, the margin you need, and whether occupied lots or prior charges are acceptable. Pick the model you underwrite with: build-to-sell, refurbish-and-sell, or rental yield.
Land is valued on what can be built: buildable m² × residual land value from the local new-build price, build cost and margin. Buildings on refurb margin. Auction lots on the expected winning bid, not the headline.
Matches ranked by verdict, with complete data above thin data. Each deal page shows the calculation, the sources with dates, and what's missing. No GO is given without price, size and occupancy. Auction prices use a stated rule of thumb for the winning bid, not past results.
What you see on each deal
Every input is on the page: buildable area (published or assumed, and labelled), local prices with the month they're from, build cost, margin. Change the model and it recomputes.
Missing size, unknown occupancy, a province average where a town price should be: each one is named on the card and caps the verdict at WATCH.
Attractiveness (0–100) says how good the deal looks on the numbers. Confidence (high / medium / low) says how complete the data is. Missing buildable m², occupancy, title or cost evidence lowers confidence and caps the verdict at WATCH.
